SATO – Legal design of Code of Ethics

With legal design, we can make the law more understandable and user-centric together.

Through legal design, we create better and user-friendly legal documents and services for our clients, reducing unnecessary legal jargon and the possibility of misinterpretation. We offer a creative and interdisciplinary project, resulting in re-designed legal documents and services.

We carry out legal drafting projects in an interdisciplinary team consisting of our experts within legal design, linguistics, graphic design and business law. We apply design thinking and an iterative working model to ensure that the final product meets the real needs of our clients. We identify the needs of the client as well as the scope of the project, and deliver a finished product at the end of the project, designed directly according to the client’s graphic guidelines or other requirements.

We can help you with:

  • Legal design projects: we will design your company’s contracts, guidelines and other legal documents either in document format or, alternatively, in an interactive format for your website.
  • Training and workshops: we offer legal design training and workshops to introduce you to design thinking in legal professional work, apply design methods in practice and develop your organisation’s own services to make them more user-centric.
  • Depending on your needs, you can choose either a standalone design project or a training course or workshop, or a full package, consisting of a design project and training course or workshop.

We assisted Citycon Oyj in the sale of the Lippulaiva residential assets in Espoo, Finland. The sold residential assets consist of 275 apartments totaling approximately 13,000 sqm, located in connection to Citycon’s Lippulaiva shopping centre. The assets were sold at their latest IFRS book value for a gross purchase price of EUR 61.5 million.

We are assisting eQ Community Properties Fund in the sale of seven social infrastructure properties to Kinland AS. The value of the transaction is approximately EUR 29 million, and the portfolio comprises three preschool facilities and four child protection units from different parts of Finland. The portfolio consists of modern and energy-efficient properties that are long-term leased to leading operators in the industry. The Weighted Average Unexpired Lease Term (WAULT) is approximately 11 years. The transaction is expected to close on 17 December 2025.

We assisted Prisma Properties AB in a sale and leaseback arrangement with Kesko Oyj comprising ten grocery retail properties. The transaction value is approximately EUR 59 million, and the properties are located in Sastamala, Jyväskylä, Lappeenranta, Vihti, Oulu, Saarijärvi, Liminka, Imatra, Loviisa, and Eurajoki.  As part of the arrangement, the properties were leased back to Kesko under lease agreements with a weighted average lease term of 11.6 years. The portfolio includes well-known store concepts such as K-Citymarket, K-Supermarket, and K-Market.

We advised CapMan Real Estate in the acquisition and financing of a high-quality residential asset located in Katajanokka, Helsinki.  The asset was acquired from the Finnish Seamen’s Service Bureau (MEPA).  The property consisting of 38 modern rental apartments with a parking garage was completed in 2017. The building features high-quality construction, modern floorplans, and well-designed communal areas including a gym and rooftop sauna premises, and blends with the area’s historic maritime character. The residential asset is located in the prestigious Katajanokka seaside district of central Helsinki, known for its architectural heritage and proximity to the city centre. The property has a high ESG profile which will be further improved by CapMan Real Estate.
