NREP – Construction of Wooden Residential Buildings in Espoo and Turku

We acted as counsel to NREP in an arrangement in which NREP entered into a frame agreement with Lehto Asunnot Oy on the construction of approximately 300 rental apartments out of wood in the cities of Espoo and Turku.

The projects are notable as examples of sustainable construction. The properties will use ecological geothermal heating as their energy solution in order to reduce climate impact during operational period. The carbon footprint of wooden apartment buildings is smaller than normal, and is further balanced by the carbon that is stored in the wood structures over the long term.

The buildings are estimated to be completed in 2021–2023.

NREP – Residential Construction Project

We advised NREP in a residential construction project in which NREP, acting on behalf of one of its real estate funds, and Lehto Asunnot Oy agreed on the construction of 108 apartments and three commercial spaces in the Kalasatama district of Helsinki. The residential project comprises twelve- and five-storey buildings, which are part of a five-building block including also three other residential buildings and a shared parking facility. The site is estimated to be completed by the end of 2021.

Fund Managed by OP Real Estate Asset Management – Konepaja Hotel Development Project

We advised a fund managed by OP Real Estate Asset Management Ltd in a property development project in the Vallila Konepaja area in Helsinki. After completion of the renovations, Folks Hotels Oy will operate a 150-room hotel in the historical red brick buildings formerly owned by the Finnish railway transport service VR. The fund managed by OP Real Estate Asset management has entered into a long-term lease agreement with Folk Hotels.

YIT – Development and Construction of the Garden Helsinki Project

Turun Ratapiha – Development Project in the Turku Rail Yard

We are advising Turun Ratapihan Kehitys Oy, which is developing a nearly €500 million, 170,000 m 2 family holiday destination in the Turku rail yard. The City of Turku began the land use planning process in cooperation with the development company in February 2018. The goal is for the new local detailed plan to be final by the end of 2019 so that construction could begin during 2020. In addition to real estate and construction law matters, we have been advising the development company in corporate law and taxation matters as well as in financing arrangements. The Turun Ratapiha project is an excellent example of Castrén & Snellman’s versatile real estate development expertise.
